When executing building works, a client and contractor should always engage in a building contract that sets out the agreement between both parties. For building works we always use one of the standard building contracts produced by The Joint Contracts Tribunal (JCT) or published by the RIBA. These consider such matters as Contract Period, Interim Payments, Liquidated Damages, Contract Amendments and Defect Liability Periods. For smaller works to a client’s home we use the JCT Homeowners Contract and for a slightly more complex project, the RIBA Domestic Building Contract. Shirin Alavi Architects can advise on an appropriate form of building contract, its conditions and the responsibilities of the client, the design team and the contractor. We can take on the responsibility of making sure those conditions are adhered to and ensure the project is delivered on time and on budget.
