The project brief is the final stage in defining the client’s requirements and is the key document upon which the design will be based. It identifies and develops the client’s needs and objectives, sustainability aspirations, project budget and possible constraints on development. The project brief is based on a number of sources, including the feasibility study, site surveys and studies such as soil investigations or structural conditions, environmental considerations, statutory constraints and the construction cost estimate. At this early stage we establish a project timetable, start pre-application discussions and explore proposal options. The final project brief includes proposed floor plans, elevations and sections. Once agreed upon, the client signs off the final project brief and any subsequent changes should be recorded.
